Even if everything is explained in writing or over the phone: 

• Room prices are per person per day, excluding local tax. Local tax varies according to the time of year and is mandatory for adults and young people of 15 and above.

• Apartment price per day for max. 5 people with no meals, excluding local tax. In the case of a 6-person occupancy, there is a €10 EUR per day supplement for the 6th bed.

• Short-stay supplement 10% (stays of less than 4 days). Excludes flat-rate prices that have been priced separately.

• Week reservations – Please understand that, well in advance, we can only take bookings for a week, Sat-Sat, for the high-season. Short stays upon request from 3 weeks before arrival.

• Meals Meals or other services that are cancelled or not taken shall not be deducted from the basic price for half- or full-board.

• The Leisure Arena inclusive only applies to the period May - November.

• Use of the underground garage is free, but no specific parking spaces may be reserved in advance. There is also plenty of parking space outdoors, free of charge.

• Child reductions or other reductions are given as specified in the relevant offer. Child reductions in the parent’s room apply from 0-15 years of age.

• Furnishings- Rooms vary in terms of size and furnishings. Technical facilities, such as TV, phone, etc., are the same. No discount is offered for rooms with no balcony. Room sizes are approximate measurements including bathroom

• Room cleaning included- Rooms are cleaned from Mon-Sat, but not on Sundays.

1. DEPOSIT: Once written confirmation has been provided, a deposit of  40% from the price of the booking, free of charges for the lessor, per reserved room or apartment will be billed in advance.To be paid within 14 days.  For shorter stays, a corresponding amount will be calculated as the deposit. This amount will be specified within the reservation.

2. BOOKING: The booking shall only be definitive when the deposit has been paid. Otherwise the booking will lapse.

3. CANCELLATION 3 months: Notify us in writing as quickly as possible if you are unable to travel. Send, for example, a medical certificate or confirmation of the problem. If cancelled 3 months before arrival, the deposit will be returned.

4. CANCELLATION 3-1 months: before arrival, that cancellation fee is 40%

5. CANCELLATION AT SHORT NOTICE : If cancelled up 1 month to 1 week prior to your arrival, the cancellation fee is 70 % ,within the last week before arrival we will invoice you 90 % of the cost of your booking.If you have cancellation insurance, notify your insurance company promptly. Please notify us also if you have travel insurance. 

6. ARRIVAL/DEPARTURE: If you arrive late or leave early, the customer will be charged 100% of the full stay reserved.

7. WHAT IS INCLUDED: The price for half-board includes the evening meal and breakfast. An exception is an apartment/room with no meals. Sauna included as advertised; other services, such as the ordering of lunch packs, phone, use of Internet, bar bills and sauna use outside of the advertised times will be charged based on consumption.

8. ANIMALS:  No animals allowed 

9. COMPENSATION: The customer shall be liable for any damage, loss of hotel keys etc. or unusual soiling

10. PAYMENT METHOD: We accept payment through cash (€), cash machine and credit cards.

11. Smoking: Please note that smoking is not permitted in our building.
